Retail Planning Takes Off

Kelmore Development, in collaboration with Confluent Development, is planning a vibrant mixed-use area at the northwest corner of E. Lowry Boulevard and Quebec Street. The five-acre site will contain up to 175,000 square feet of commercial space designed by Norris Design and Open Studio Architecture.

Exchange at Boulevard One will be a popular gathering place for people living and working in East Denver and Lowry. Exchange will feature restaurant, retail and office space, including a restaurant sitting on the community park across Lowry Boulevard. About 500 parking spaces, 231 of them in an underground parking garage, will be on the site.

Woven among the boutiques and entertainment venues, you’ll find inviting outdoor seating areas, shared courtyards and landscaping, with the community park right across the street.

A small format Target is proposed to be the new anchor tenant for the development, occupying approximately 30,000 square feet of custom-designed space. Target shared a statement about the pending store, which is approximately ¼ the size of a traditional full-sized Target. The store would offer a shopping experience tailored to the needs of local guests, including free and convenient same-day services such as Order Pick Up and Drive Up. Target stated they would look forward to building a local team of talented members who will help them serve the Denver community. The developer also shared that they continue to engage and are also in advanced negotiations with multiple specialty grocers to join the project, either on the current parcel or an adjacent parcel.

Other retail tenants include SCL Health, Sushi Ronin, MOD Pizza, YogaSix and Logan House Coffee.

Construction has not begun on the building that Target would occupy. Other parts of the complex are expected to open in 2021.
