Retail Planning Takes Off
Kelmore Development, in collaboration with Confluent Development, is planning a vibrant mixed-use area at the northwest corner of E. Lowry Boulevard and Quebec Street. The five-acre site will contain up to 175,000 square feet of commercial space designed by Norris Design and Open Studio Architecture.
Exchange at Boulevard One will be a popular gathering place for people living and working in East Denver and Lowry. Exchange will feature restaurant, retail and office space, including a restaurant sitting on the community park across Lowry Boulevard. About 500 parking spaces, 231 of them in an underground parking garage, will be on the site.
Woven among the boutiques and entertainment venues, you’ll find inviting outdoor seating areas, shared courtyards and landscaping, with the community park right across the street.
A small-format Target is the new anchor tenant for the development, occupying approximately 30,000 square feet of custom-designed space. The store is approximately ¼ the size of a traditional full-sized Target and offers a shopping experience tailored to the needs of local guests, including free and convenient same-day services such as order pick up and drive up. Target is expected to open late 2021.
Denver-based project partners, co-owners and co-developers Confluent Development and Kelmore Development welcome Colorado-based specialty grocer Clark’s Market as the co-anchor tenant for the Exchange at Boulevard One.
Located at Lowry Boulevard and Pontiac Street, this 25,000-square-foot store will be the seventh Clark’s Market Colorado location and the brand’s first in Denver. The grand opening is planned for the first half of 2022. Shoppers can look forward to natural, organic and gourmet foods, including artisan baked goods, certified Angus beef, a fresh fish ice table, chef-prepared meals, specialty cheeses, stone-fired pizza, a circular gelato wheel and liquor store. Envisioned as a gathering hub for Lowry residents, Clark’s Market plans to pour draft beer for shoppers on site.
